This process lays the foundation for a well-run project and minimizes surprises during construction.

Yes. Our pre-construction services are offered independently or as the first phase of a full build. This gives you the flexibility to plan your project thoroughly before committing to construction.

  1. J Kellam will attend 3-5 Owner/Architect/Designer meetings to discuss details and scope of the project.
  2. Approximately 20-30 hours of detailed take-offs through our construction take-off software.
  3. Approximately 30 hours of emails/phone calls/in person meetings with our trades to communicate the exact scope of your project to ensure the bids they provide are correct.  This will decrease the risk of change orders and time delays when construction of your house begins.  These bids will become purchase orders that we will use to track costs in construction.
  4. Approximately 20 hours of writing detailed scope for your project based on the architectural plans, the ID plans, the landscaping plans, and discussions with each trade partner (site work, foundation, structural, mechanicals, etc.)
  5. J Kellam Builder’s expertise as a professional builder with 25 years of experience in building custom homes.  He will be your advocate and there every step to offer advice on the constructibility, feasibility, and offer VE options.  We will be on your side of the table to help you decide if each choice is worth the cost and time, and you can call, email, or request meetings at anytime during this project.
  6. Deliverables: 3 levels of estimates (Tier-pricing, DD phase, CD phase), take-off report, detailed line-item final budget, and a final schedule timeline.

Our goal with pre-construction is to be completely transparent throughout the process, but to do this correctly, it takes hours of phone calls, meetings, estimation time, and research to get you these correct estimates for the budget and schedule.  Our team will be completely invested in your project with skin in the game, so you can trust that we are not going to just give you a bid number to win the project and then deal with the real cost later.  We will factor your wants, needs, and non-negotiable to help build a beautiful, safe, and comfortable house for you and your family that is within budget and built within a reasonable timeline.
