Pre-Construction

J Kellam Builder will act as a consultant, working alongside the design team, architects and clients to help establish budgets, specifications, and schedules. We want to be proactive during the early stages to help ensure efficient project execution within the defined budget and time line.

We work closely with our network of subcontractors and tradesmen to ensure that the work is done with the highest quality standards, within the established schedule and budget. Communication remains our top priority throughout the process to ensure transparency and empower our clients to feel in control of their project.

J Kellam Builder provides a standard warranty on all workmanship. We also offer a post-construction home care program that ensures our homeowners receive exceptional support and maintenance services for the lifetime of their home.

Pre-construction Services

At J Kellam Builder, we believe that the secret to a successful home building project is a thorough pre-construction process. Our goal is for you to be fully educated in every step of the process from our initial meeting to the day you move into your new home. We want to learn what is most important to you and explain clearly what you can expect from us. 

Pre-construction has multiple advantages including:

  • Open communication with the architect and designer so everyone understands your project.

  • Professional estimation using pricing for our geographical area.

  • Ability to plan, be more efficient, and be proactive to eliminate production issues.

  • Opportunities to value-engineer as we go from the design phase to the construction phase.

  • Ability to create the most accurate schedule and timeline for your project.

At the completion of the pre-construction process, you will be provided with a report that includes 70–100-man hours of thorough information specific for your home. The road map that we provide you will include detailed take-offs, a scope narrative that defines the level of finish outlined in your plans, a detailed schedule of the steps to completion, and both a preliminary estimate (per DD set) as well as a final budget (per CD set).

Pre-construction Process

PHASE 1

1. Pre-construction Initiation

During this stage, you will have initial meetings with the J Kellam Builder construction team to discuss your vision, goals, and requirements for your home. Here we want to hear all your ideas and goals, review your plans if you have them, and discuss a general budget. Two to three days after this meeting, we will provide you with a Conceptual Budget based on the general information given.

PHASE 2

2. Design Development

Collaborating with your architect and design team, the concept and detailed plans for your home will be developed. This phase involves creating schematic designs, floor plans, elevations, and interior design elements. We will work closely with the design team to ensure the plan aligns with your vision and preferences. We will also complete any site and construction feasibility studies at this time.

PHASE 2

3. Cost Estimation

The J Kellam Builder estimators will prepare a detailed preliminary budget cost estimate based on the DD project plans and detailed take-offs. This estimate will include material costs, labor expenses, subcontractor fees, permits, and other project-related expenses. This budget is still considered an estimate but will be accurate enough to ensure the design meets your budget requirements.

PHASE 3

4. Construction Document Phase

After CD plans are complete and final design selections are made, we are ready to work with our suppliers, subcontractors, and vendors to obtain accurate bids for each line item on your project’s budget. At this stage, we finalize the construction contract, clearly defining the scope of work, project timeline, and approved budget. The client will also receive a comprehensive report including detailed take-offs, scope of work, schedule, and the final estimate. Phase 3 typically takes 6–8 weeks to complete.
